Investment strategy

The fund's acquisition strategy is focused on the existing income producing core-plus medium and large size properties in the Czech Republic and Slovakia. Up to 30% of the portfolio had been invested in residential and commercial development projects. CSIA is actively seeking investment opportunities in the following segments:

  • Offices
  • Shopping Centers
  • Hotels
  • Warehouse/Logistics, and light industrial properties
  • Residential and commercial development projects
  • Land

Geographical distribution

CSPF invests about two-thirds of its equity in the Czech Republic and one third in Slovakia. Unlike many other funds CSPF actively searches opportunities in large regional cities.

Identifying investment opportunities

CSIA aims to establish long-term and stable business relationships with its partners in order to create added value and cooperate on several projects. We have flexible and innovative approach to the structuring of the transactions and to the business as such. We are interested in participation in non-standard transactions, such as:

  1. Creation of joint ventures with developers
  2. Sale and leaseback
  3. Distressed sales
  4. Phased purchase of partially leased property
